While Local Place Plans are relatively new, people have long been thinking about how Stonehaven might look in the future, and a lot of work to capture those ideas has already been completed over the years. So, when thinking about what should be planned for in our LPP, we already have a lot of background information about what people want to see in the town, and what people want to protect.
Most significantly, various previous consultations, surveys and reports show there to be notable demand for more leisure facilities in the town, as well as more retail space (including a larger supermarket), affordable housing, new tourist infrastructure, and food growing spaces.
The question now is where should these things be located?
Within the town as it is there is limited space for new development. So we have to ask ourselves:
Do we want the town to stay roughly the same size, and focus on what could be done within its existing boundaries?
Or, do we want the town to grow, with new facilities and infrastructure delivered alongside new housing as part of that?
And, if the town is to grow, what direction should it grow in?
This shows the map of Stonehaven with all of the immediate surrounding areas that could be considered for development.
However, not all of this land can be used for development. Within these possible development areas there are some sections which have issues that would need to be considered carefully before any development could proceed. We hope that the following maps help you understand the nature of these issues.

Thi s map is also an undate of the map published orignally. The Forties Oil & Gas Pipelines run through the potential development areas as shown here. While an accident in the pipeline is extremely unlikely, if one was to occur the consequences would be significant.
The HSE needs to approve any development that is within the pipeline corridor. Development in this area is significantly reduced for safety reasons.
Special Landscape Areas are valuable landscapes identified to protect and enhance landscape qualities and promote their enjoyment by the community.
In Stonehaven, this includes the coastal strip which in itself is an area where development is prohibited.
Areas where the risk of flooding is significant. This includes coastal flooding, river flooding and surface flooding.
Areas that need to be protected to safeguard wildlife and plants.
Based on the possible development areas and the constraints listed above, this map shows the practicable areas for development around Stonehaven. The potential development areas are shown as directions in which development can be done. The red areas show where development is going to be difficult to achieve based on the limitations due to the range of issues which are described individually above
The LPP must have regard to the current Local Development Plan (LDP) and National Planning Framework (NPF4),[P1] including policies requiring all planning decisions to contribute to making Scotland a more sustainable place, and protecting features such as prime agricultural land and valued landscapes.
